While in the winter in Florida we do not have to worry about freezing pipes we do still need to worry about things going on in our pipes that we cannot see. The water in Florida is incredible hard and can erode your pipes and fixtures much faster if you do not have a treatment system in place. 

Many towns in Florida use chlorine which make it acceptable per standards to drink but not very pretty looking or home friendly. 

The hard water affecting your pipes could be under your sink, behind your washing machine or completely unseen behind your shower wall. It is important to look at the adjoining walls and make sure there isn't any water spots or growth happening because there is a pipe eroding and leaking behind that wall. 

As with all homeownership it is important to stay vigilant and make sure your home is always running in tip top shape!

Freezing Temps!

Here in Florida we don't have to worry too much about cold weather but this time of year we do get a few days close to freezing. When the weather gets down in the 30s and 40s we have to keep an eye on our pipes, our plants, and our electrical units. Florida and its entities are not built to withstand freezing temperatures and can cause issues if not properly taken care of. 

When the temperatures get in the freezing range it likely won't freeze your underground pipes but could cause some issues with those above ground if they are not being run. You also need to maintain and keep an eye on your A/C and heating units. If you have not been running them in a while you may find yourself waking up cold after a freezing night.

Most people have a home inspection done, however they do not cover all of the bases that should be in order to know your potential new home does not have any damage. 

When walking through a potential home first check around the outside of the home. Most homes in Florida are a block build with stucco over. Make sure there are no holes or cracks in the stucco that could potentially leak when the sprinklers are on or when it rains. We all know how Florida loves to rain daily during the summer. 

Next you should check inside. The main areas of focus should be around any exits such as doors, windows and sliding doors. Do the same here to make sure there are not any holes or cracks for potential leaks. You should also check for discoloration as this could mean there was a leak at one point in time. 

Finally check the bathrooms. Look in the vanities to make sure there are no on going leaks from the pipes underneath that could leave the bottom of the vanity discolored or warped from previous or on going damage. Finally check the shower. The shower maybe the hardest place to check as often you cannot see the damage underneath that could be going on. Still be vigilant on the shower to make sure you don't see anything that is off, especially when you turn it on.

Now that the heat of the summer is upon us here in Florida we are spending a lot of time indoors and making our A/C work very hard to keep our homes cool. If you have an older unit your A/C maybe experiencing some things that are unseen to you until they become unsightly. 

A/C lines in the attic can sweat or create drips and overtime affect the rest of your home. The A/C sweating can eventually show up on your ceilings or walls as unsightly brown spots.

Use Less Water

While in the thick of the storm season we are thinking about rain and cleaning out our gutters and swells but we also need to think about this inside of our home and preventing fires there as well. Help us during both these ironically rainy and dry times to save water on fire safety. 

6.Maintain all cords 

We have all see the mess of cords plugged in and tangled together and not well organized. This is a huge fire hazard that should be corrected and maintained immediately. 

7. Properly Store flammable products 

These products range from hair spray to chemicals we use for cleaning. Make sure to keep these is a cool dry place to prevent a fire. In Florida one of those places does not include to garage because of how hot it gets in there. 

8. Be cautious with candles 

Never walk away from a lit candle. If a spark or flame jumps it can quickly turn disastrous. You should also be trimming the wicks before every use. 

9. Be careful with your fireplace 

In Florida there are very few fireplaces but some home do still have them. Make sure to properly maintain them and have the stack cleaned regularly. 

10. Keep fire extinguishers around 

You should have several fire extinguishers in your home available quickly for anything that might happen at a moments notice. It is also important to make sure they are not expired.

Being the business we are we tend to have repeat questions. There is a lot to know about our industry, however if you have never dealt with a loss you may not have a clue about what to do. We would like to post some of out most frequently ask questions and their answers here to give you a little in-site. 

What should I do until you arrive? 

- You should find the source of the leak if possible, and turn it off. You should also pick up any rugs or things on the floor that could get damaged. 

How quickly will you guys be here? 

- We are always prompt to a loss to try and contain the damage. Our SERVPRO rule is 1-4-8. We contact the customer within 1 hour, onsite within 4 hours, and drying measures and plan in place by 8 hours. We try to go above those measures and be onsite within 1 hour if possible. 

How much is the fee to have you come out and look at an issue for an estimate? 

- We do not charge estimate fees. We believe that we are you should not be charged for us to come out and look to give you a quote. 

Do you do mold testing? 

- We do not do mold testing in house but we do have a few that we recommend. If you are look for an air quality assessor please still give us a call. We are happy to recommend companies we have worked with and trust. After they come out and test, we would be honored to come out and do the restoration work.

Plants

House plants can cause a lot of damage if they are not taken care of correctly. If you are watering plants inside the home and they are not drained in the sink or have something absorbent underneath them, they can easily damage the floor or drywall surrounding it. 

Be careful when watering plants that you do not over water them. This is not only for the safety of the plant but also the safety of your home. In a home environment it is not as easy for plants to dry out like they do in the sun. Over watering a plant can result in leaf rot, or cause growth on the soil or plant itself. If the plant begins to grow mold that mold is then in your home and could affect other areas of the home.  Growth on plants can also result from having too many of them too close together. This close habitat causes them not to be able to breath as well. 

What all of this boils down to is that over watering can cause damage to the flooring and walls of your home. Make sure the keep up with your home and plants.

What to do When Filing a Claim

When you have a water damage it is one of the most overwhelming things to deal with. We want to help it be a little less overwhelming. Here are a the steps you should take in order to expedite the process and do the right thing by your homeowners insurance company. 

The first thing you should do is find your policy information. You insurance company should be sending your full updated policy information once a year after the renewal date. It is important to know the details of you policy, for example if you have flood coverage or a mold cap on your policy. 

If you are reporting a claim it is best to do it as soon as you are aware of a problem. The longer you put off filing a claim the longer the entire process could potentially take. 

Pictures say a 1,000 words. Picture evidence is likelier to get your claim moving much faster and get approval to get your home back to normal. 

When filing your insurance claim make sure you give them all of the information you need to for them to full make a claim process. If they do not have all of the required information it is hard for them to approve of anything and move forward.

How's Your Backyard Look?

Summer is here and we are all ready to get outside and enjoy our backyard BBQ and swimming pools. It is nice and hot out during the day for the kids to play and warm enough to sit out with adults at the end of the night after the little ones are in bed. 

When you look at your backyard are your neighbors higher yards higher, lower or the same height as yours? 

If your neighbors yard is higher than yours you are in a bad runoff situation. Water will go the path of least resistance. You want there to be a grade away from the home so the water goes away. However if your neighbors yard is pushing water into yours the likelihood of there being an exterior water intrusion during a heavy rain is much higher for your home. 

If your neighbors yard is lower than yours there is a reverse situation happening from the above scenario. 

If your neighbors yard is even with yours, it means they did the grading correctly when your home was built. Ideally you should have only a slight difference or no difference between yards so that the water runoff goes into the ditches in the front yard. Those ditches eventually run into the city drainage system. 

Next time you are sitting in the backyard take a look at the grade of your yard and the yards around yourself to see if you are at risk or sitting pretty.

The old age question is what comes first, the chicken or the egg? In the restoration world the age old question we get asked is " Who should come first, he restoration company or the insurance company?" 

Many homeowners thing they should wait for the insurance adjuster to come out before and restoration or mitigation work starts. Waiting on the adjuster could be days or even weeks of waiting. The longer the problem goes without being mitigated, the more could be damages. 

The sooner the restoration is started, the sooner you, the homeowner, is back on the path to restoring your home. 

If a water loss goes untreated for several days or weeks it could cause growth within the home.

Summer is the time for rain in Florida and we do get it quite often. It is important to check your home after a heavy rain. With all of the moisture it is a great time to get out and check your roof, exterior of your home, and even your gutters.

If you have anything wrong with your roof it is normally easiest to check after a heavy rain because there will be signs. Be care when checking as you will need to get on the roof to visually see the whole roof, the ground will not work to see everything.

The exterior of your home means checking any siding, paint, or stucco. Rain will hit anything hanging off or already coming off. If Stucco has holes in it or siding is coming off it should be fixed ASAP to avoid any further damage to both the exterior or interior of the home depending of the severity.

Lastly check your gutters to see if they are clogged or need to be cleaned. Clogged gutters can cause water to back-up and go onto the roof or pool over and affect your yard. Pooling and dripping water can also affect any windows near or around the gutters and cause more damage.

Homeowner's Guide to Checking your Plumbing

A plumbing problem can happen out of no where and can cause massive damage. Here are some tips on how to periodically check your plumbing without being an expert.

Bathroom

  • Checking your Faucets. Check all of the faucets in your bathrooms, including your sink, tub, and shower. If any of these faucets are leaking, replacing and bad washers or cartridges may take care of the problem. If you do not have good pressure running through the faucets sometimes that means you may have a leak in the pipes in your walls.
  • Checking the Drains. Check all of the drains in your bathroom. The drains can easily get clogged by soap and hair. An easy fix is to disassemble the head of the drain and clean out hair and debris every six months.
  • Toilet Checks. Take off the tank lid of your toilet and flush it to see what happens. If the water is continually running that means you are wasting water and an easy fix for that is to tighten up chain that is in the tank. Check to see if your toilet is leaking from the bottom and if so it may mean that its time to replace the wax ring at the base of your toilet.
  • Check the Caulk around Tile and Tub. The Caulking stops water from getting into the walls of your bathroom. Make sure that the caulking is good will make sure that water is sitting in your walls, and that will help stop mold growth in your bathroom.

Kitchen

  • Dishwasher. If you notice that your dishwasher is slow to fill up with water then that may mean there could be an issue with the valve that controls the water supply. 
  • Check the Garbage Disposal. If the connection between the disposal and the sink comes loose then water can begin to leak. It can go on for long periods of time when not noticed.
  • Sink Drains. if your sink drains slowly hen you can get snake  to remove any issues. Using drain cleaner is also a good option to periodically use to help break up any debris or buildup in the drain.

How to Shut Off Your Water Valve

Most homes have a main shut off valve inside. The valve is always located near the water meter and it looks like a large round flat knob or long handle. It my be painted a different color like red to grab your attention. Make sure to grab handle and turn clockwise until it can't turn no more.

You may also want to shut off the individual water supplies to your appliances, sinks and toilets.

If you own a Condo you may be required by your bylaws or HOA agreements to shut off valves in your unit while gone for a certain amount of time.

How to check a house for water damage

When should you check your home for water damage? The first time you should check a home for damage is when you are buying it. You never want to get into a home after spending unthinkable amounts of money and find out that you have to replace several things or see that you have a leak someone. Ideally the inspector should point these things out, however, they do not always catch everything.   The first step and place you want to check will be the walls. Make sure there is no staining, bubbles, or rust from possible water damage. These will be the signs. Moving down you want to check the floors for damage. You will be able to see discoloration, warping or bubbling, similar to the walls. The floors may have a been damaged previously or may still have water underneath them.  Check the pipes. The easiest way to look is under sinks, in the garage, and around the wash room. These are the most common places for leaks to occur.  Here in Florida it is rare that we have basements, however that would need to be checked as well.  We do however have the majority of our storage space in our attics. It is important to go up there once during the day and once at night to see if there are any exposed areas that may have a roof leak or leak of any other type.  Finally go outside and check to see if there are any holes, or cracks in the exterior. Cracks in the stucco are a common problem in Florida due to the humidity, wear and tear, and heat combination.

  1. Use any type home vacuum since electric shock may result, as well as potential damage to the equipment itself.
  2. Place newspaper in the traffic areas, since newspaper ink transfers easily.
  3. Walk on wet carpet any more than necessary to keep from spreading damage.
  4. Do not activate the HVAC system if it has been directly contacted to water or might serve as a means of spreading contamination.
  5. Change the indoor temperature (raise or lower) unless instructed to do so by a qualified restoration technician. 

In Sewage Losses, do not: 

  • Handle directly contaminated items.
  • Consume foods or use personal hygiene items that were left out in contaminated areas.
  • Turn on fans to circulate air or use any vacuum equipment
  • Stay in the property if you have respiratory problems including allergies and asthma, if you are under 2 or over age 60, or if you have a weakened immune system due to illness, medications, or recent surgery. 

DO’S 

  1. Ensure that a contractor has been called to eliminate the water source or make necessary repairs.
  2. If safe to do so, turn off circuit breakers supplying electricity to wet areas; unplug and remove any small electrical appliances/devices currently located on the wet carpet and areas.
  3. Remove small furniture items if possible, to prevent rust or stains & expedite restoration.
  4. Place protective tabs (foil) under legs of wooden furniture.
  5. Hang draperies and pin up furniture skirts to prevent contact with wet carpet (watermarks, browning, dye transfer or migration).
  6. Remove books, shoes, paper goods, fabrics, potted plants, or other items that may stain the carpet (check especially under beds and in closets for these items).
  7. Remove and secure breakables, moisture sensitive or high valued items.
  8. Make plans for restoration crew to remove large furniture items onto dry carpet, vinyl, ceramic, or wood flooring, or garage or storage areas.
  9. Wash your hands thoroughly after handling wet items.

It's important to make sure that fittings, seals, pipes, etc. are inspected thoroughly to prevent issues such as water damage.

The bathtub overflow drain can be the cause of a leak, even though it is not the first place you'd usually suspect. A water stain in the ceiling below a bathroom is often the first sign of a problem with a tub overflow drain.
